The Utes and the Real Estate Market - Both Gaining Some Momentum

Well the Utes brought a bit of sunshine on a cold and wet Saturday for all you football fans and loyal Utes followers!! Although they have been struggling this season, it was great to see they continued to dominate in the rivalry with their northern neighbor. Let’s hope this win will give them the momentum they need to get past Louisville this weekend. Go Utes!!

Speaking of momentum! The real estate market is about to catch some speed as we see some great mortgage products with lowering interest rates become available. Since the Federal Reserve has cut the rate by one half point, we could see many new interesting mortgage options be presented. Give me a call and we can discuss the impact this is having on the Salt Lake City and Park City real estate market. Great buying opportunities in a great buyers market!!

Salt Lake City - Even Great in the Rain!

Last Friday, I looked at my calendar and suddenly realized that autumn had officially started more than a week ago! It made me extremely optimistic and excited to make some plans for the upcoming weekend. The events in Salt Lake City are fantastic in the fall; my husband Dave and I always look forward to the foliage drives, hikes, and all the great events that are offered in the city. We enjoy the weather so much that we rarely make any indoor plans. However, as I quickly checked the weather, I realized that an indoor event was inevitable. The forecast had projected rain/snow and clouds on Saturday, so I decided against a foliage drive or hike. Scanning through the scheduled activities in Salt Lake City, I came across the Dine O’ Round Restaurant Week. This is the perfect event to get together with some friends and try some new restaurants. Dave and I grabbed the umbrella and took off downtown to indulge!! As we strolled around the city I checked in on the construction the new Metropolitan Condos. They are coming along great and looking beautiful!! So maybe the rain wasn’t so bad, I tried a couple of great new restaurants and saw a couple of wonderfully charming places to recommend to my clients!! 

2nd Quarter Survey

On August 15, 2007 the National Association of Realtors released the 2nd quarter survey which shows that home price trends are improving in metropolitan areas, with existing home sales below wherethey were a year ago in most states.

NAR reported that in the second quarter, 97 of 149 metropolitan statistical areas showed year-over-year increases in median existing single-family home prices.  Total state existing home sales are down 10.8 percent from a 6.63 million-unit pace in the second quarter of 2006.  Lawrence Yun, NAR Sr. economist said, ... the fundamental momentum clearly suggests stabilizing price trends in many local markets.

The largest single-family home price increases were seen in the Salt Lake City area, Binghamton, N.Y. and Salem, Oregon.  The best total sales performance on existing home sales were seen in Wyoming, Iowa, North Dakota, Oklahoma, Indiana, and Nebraska.  Salt Lake City also experienced the largest condo price increases, along with Reno, NV and Austin, TX.

Real Estate Update

Good Monday Afternoon!
 
Happy 4th of JULY!  There are lots of activities throughout the State of Utah for the celebration.  Summit County is having their firework show at the Canyons and Salt Lake has several firework shows throughout the valley. 
 
Home sales are remaining steady here in Salt Lake and and surrounding areas.  It is that time of year where the inventory of homes increases and tops out sometime in July.  This makes it a great time for buyers who are actively pursuing the search for a new home. 
 
The Real Estate market throughout the country continues to decline for existing homes and the market for new homes continues to be soft.  The market here continues to be one of the best in the country, although don't expect the huge appreciation that we experienced last year.  For more information or help locating or selling a home, please let me know.

Wasatch Back Relay race in Utah

Well , the Wasatch Back relay race was this last weekend.  Although my husband, Dave and I were so exhausted afterwards we loved every minute of the race.  We had a team of twelve people with a total of 36 legs and 178 miles to cover from Logan to Park City.  The race started on Friday and for us ended the next afternoon.   Since we ran through the night we didn’t get much sleep, but that is all part of the experience and excitement.  We have been really busy this summer so Dave and I haven’t ran very much this year, but it wasn’t as bad as I thought it’d be.  My favorite part about the whole race was the gorgeous scenery that we have along the Wasatch Front.  It made me realize how blessed I am to live here in this great state and to have been in nature this past weekend.  This year the number of runners nearly doubled making it a lot more fun.  Some teams dressed up, while others decorated their vans.  The excitement was in the air.  Although my team wasn’t in the first few teams to finish (we finished in about 26 hours) it was just being there with friends and running.  If you like to run and have never run a relay race then you are missing out.   I would recommend it to anyone.  Utah is a beautiful place to live and play.

Market Report for 2006

Salt Lake County Market Report for 2006

The statistics are in for the year 2006.  This past year has been a year of growth for the Real Estate market throughout Utah.  At the end of 2006 in December, the average sold home price in the Salt Lake City Area, was $268,407.  This is up 20.7% compared with the average price in December of 2005 being $222,378.  The number of homes sold in 2006 for Salt Lake County was 18,036.  With the news of several new businesses coming to Utah’s booming economy, there is still even more opportunity for growth in the real estate market.

Utah County Market Report for 2006

At the end of 2006 in December, the average sold home price in the Utah County Area was $254,158.  This is up 14.06% compared with the average price in December of 2005 being $222,825.  The number of homes sold in 2006 for Utah County was 7,241.

Morgan County Market Report for 2006

At the end of 2006 in December, the average sold home price in the Weber County Area was $167,461.  This is up 9.69% compared with the average price in December of 2005 being $152,666.  The number of homes sold in 2006 for Weber County was 4,768.  With the news of several new businesses coming to Utah’s booming economy, there is still even more opportunity for growth in the real estate market.
